More than 4 300 apartments, 7 500 satisfied residents and dozens of projects that have changed the face of Prague. The Daramis development company celebrates a quarter of a century of its existence this year, confirming that quality, thoughtful urban planning and community values are the foundations of its success.
Daramis has been operating on the Czech market for 25 years and during this time has completed over 25 projects that have become an integral part of modern Prague. From the iconic residential complexes Marina Island and Prague Marina Nova to Zelené Město and Tamirův Park, they all share an emphasis on quality architecture, functional urbanism and a pleasant living environment. “Our philosophy is quality. We always strive for added value, something extra,” says Dušan Krajča, CEO of the company.
Current projects reflect modern lifestyles. In Střížkov, L1FE House is being built, comprising 347 smaller apartments, a smart living concept and extensive community facilities, including co-working, fitness and entertainment. In Connect Vršovice, in partnership with Neocity, Daramis will offer 316 apartments with a fitness centre, children’s playrooms and a private cinema, architecturally connecting the industrial history of the neighbourhood with modern living.
2026 will be the year of ESENS Letná with 150 high-standard apartments. In the following years, we can look forward to the BAY55 project in Smíchov, where a luxury residence with views of the Vltava River, Vyšehrad and Prague Castle will be built. “In Smíchov, we want to create something extraordinary – a residential project that will meet the highest global standards while remaining firmly grounded in the historical context of Prague,” says Omri Sivor, founder of Daramis.
Daramis confirms its long-term vision: to build complexes that are pleasant to live in and to create an environment that supports the community. By 2030, it plans to add over 1 500 new apartments which will continue to change the face of Prague in line with its principles of quality, sustainability and humanity.
On the top floor of Prague Marina Nova, a penthouse has been constructed, boasting panoramic views of Prague, luxurious design and premium amenities. It is one of the most expensive apartments in the new residential development in the Czech Republic.
Following the sensitive renovation led by architect Marek Tichý of TaK Architects, the 5-star Fairmont Golden Prague Hotel has become a symbol of the fusion of historical architecture and contemporary luxury. The iconic building, designed by Karel Filsak in 1974, now blends exceptional design with artistic heritage as well as modern comfort, to which the bathroom fixtures by Kaldewei make a significant contribution.
